There are two types of people who will assign presale project, namely investors and individual buyers.
They will pay a deposit during the presale stage, and when the completion of the building is imminent, they will assign at the current value to make a profit.
There are also some individual buyers who, for various reasons, cannot complete the transaction (such as being unable to get a mortgage), but do not want to lose the deposit. They resell at the presale price or below-market price in the hope of recovering the deposit.
市場上會有兩類人會將樓花轉讓,分別是投資者及個人買家。
他們會於預購階段支付了訂金,在快將收樓時,以現時的價值轉售,從而獲取利潤。
亦都有部份個人買家,因為各種理由不能完成交易(例如借不到按揭),但又不想損失訂金,於是以當年預售價或低於市場價格轉售,從而希望取回訂金。
